UNIGIS Abschlussarbeiten


Der krönende Abschluss eines UNIGIS MSc Studiums ist sicherlich die Master Thesis. Mit ihr belegen unsere MSc-AbsolventInnen, dass sie den akademischen Grad "Master of Science (Geographical Information Science & Systems)" zu Recht führen.  Im UNIGIS professional Studiengang muss keine Abschlussarbeit verfasst werden. Dennoch nehmen einige Studierende die Möglichkeit war, ein Geoinformatikprojekt durchzuführen und entsprechend zu dokumentieren.

This thesis is thematically located at the intersection between determining real-estate values and performing spatial analyses. The legislation requires comprehensive standard ground-value zones as per § 196 BauGB (Federal Building Code). These are a significant component in determining standard ground values. Properties with similar characteristics are combined into a standard ground-value zone. The purchase prices in the respective zones are used to determine the definitive standard ground value. Currently, the analysis primarily uses standard ground-value zones that have been defined in widely varying ways or that have not been reviewed in a long time. The objective of this thesis is to demonstrate a commonly applicable, flexible way to implement the required zoning in a clear manner using spatial analysis methods. A representative survey provides insight into the work of the evaluation committees. The purchase prices in the purchase-price group, as significant units of analysis, are investigated in terms of their potential for generating zones. The limited availability of data is a serious problem – traditional statistical analysis methods lack the necessary data. Spatial analysis provides an alternative. Following a discussion of spatial analysis methods, raster data analysis has proven very effective. The theoretical observations were verified on the basis of a test area. Portions of the test area were organized into zones with similar property characteristics according to the objective. The zone area, classified according to qualitative property characteristics, offers expert committees and ambitious appraisers a basis for transparent and appropriate work results.
